IRA Owners
When you, the self-directed IRA LLC owner, receive a non-recourse loan from Bell Lending to purchase a specific piece of real estate for renovation or investment, the property purchased is the collateral for the loan and you as the borrower are not held personally liable. The money is borrowed against the property alone so neither you personally nor your self-directed IRA are liable. There is no guarantor on the loan.
You can also refinance a property that your self-directed IRA already owns and return the proceeds directly to your IRA where they are then ready for purchase of another property.
Bell Lending will provide this loan if their evaluation of the property satisfies their concern that the property will be adequate security for the loan amount.
We finance a higher loan-to-value than most other lenders, have no pre-payment penalty and make rapid approval decisions. The terms of our loans are defined below.
Because we do not have a pre-pay penalty you are able to sell the renovated property as quickly as you want, return the profits to your self-directed IRA then invest in another property. This allows you to leverage your IRA funds to expand the number of your real estate investments.
