  1. Question: What is the minimum FICO mid score you will accept?

Answer: Sophisticated investor =680 Bad Credit = No Minimum

 

  2. Question: Is an appraisal required?

Answer: Yes, we will require an appraiser from our approved list or we can schedule the appraisal for you.

 

  3. Question: Do you lend money for owner-occupied homes?

Answer: Yes, for restoration only.

  

  4. Question:Do you charge a penalty for prepayment?

Answer: No

 

  5.Question: Do I need to have the property under contract before I apply for a loan?

Answer: Yes, unless it is a bid deal like a HUD or a VA foreclosure.

 

  6. Question: What type of properties will you accept for loans?

Answer: We accept loans for the following: single family non-owner occupied, multifamily, owner occupied restoration,   

  pre-foreclosure property, commercial property, raw land.

 

  7. Question: What geographical areas do you service?

 Answer: We cover Denton, Collin, Tarrant and Dallas counties in Texas.

 

  8. Question: What is your minimum loan amount?

  Answer: $50,000 for a first lien; $10,000 for a second lien.

 

  9. Question: What is your maximum loan amount?

Answer: $1,000,000 for sophisticated investor, $500,000 for non-recourse and bad credit.

 

  10. Question: How can you guarantee my return?

  Answer: We make our guarantee based on our ability to perform. Bell associates use a conservative balanced approuch to   achieve short term equity and growth. Because of our portfolio approach, if one investment needs more time to grow than   anticipated, we use other investments to cover returns. Investors should not experience any reduction in return unless   something unforeseen such as an act of terrorism or other events occur requiring a long recovery period.

 

  11. Question: How do you guarantee my principal?

  Answer: Your money is backed by the millions of dollars of assets owned by Bell Lending. We make our guarantee based on   our ability to perform. Bell associates use a conservative balanced approach to achieve short term equity growth. Because   of our portfolio approach, if one investment needs more time to grow than anticipated, we use other investments to cover   returns. Investors should not experience any reduction in return unless something unforeseen such as an act of terrorism or   other events occur requiring a long recovery period.

 

  12. Question: Can I pull my money out before the term of the investment?

  Answer: We require a 30 day notice and you to pay a penalty equal to the accrued interest.

 

  13. Question: When is my interest paid?

  Answer: Annually

 

  14. Question: What are my options at the end of the investment term?

  Answer: At the expiration of your term you have three choices. You can choose to receive:

a) Principle and interest or

b) Interest only and roll over the principle or

c) Roll over both principle and interest to compound your investment.

  15. Question: Can I renegotiate the interest return on my investment?

  Answer: Yes, at your annual renewal date.
